Appointment expectations

Weather Policy

  • We move forward with all scheduled appointments unless it’s raining or you contact us to reschedule. The decision ultimately depends on how time-sensitive the project is for you.

  • Photos on Cloudy Days: We can edit these to look about 80% as vibrant as they would on a sunny day. We always replace the sky.

  • Videos on Cloudy Days: Video footage doesn’t edit as easily—expect about 50% of the visual impact compared to a sunny day.

  • We’re happy to schedule photo and video shoots on different days if needed, but the package discounts will not apply.

Preparing the Home

  • Our team will take care of basic prep like turning on lights, opening blinds, and straightening pillows. That said, the more ready the home is when we arrive, the more time we can spend capturing high-quality content.

To help us capture the best possible content, please take a few minutes to prepare the property before your appointment. Here’s what we recommend:

• Declutter all living spaces

• Move cars out of the driveway

• Clean windows, especially on waterfront properties

• Tuck away personal items

• Blow leaves off driveways, porches, and patios

• Turn on all interior and exterior lights

• Open blinds and curtains to let in natural light

• Hide pet items (beds, bowls, toys)

• Close toilet lids and straighten towels in bathrooms

• Remove magnets, notes, or clutter from the refrigerator

• Make all beds neatly and fluff pillows

• Secure or hide any loose cords or cables

• Hide trash cans (inside and outside)

The more “photo-ready” the space is when we arrive, the more time we’ll have to focus on creating high-quality, compelling content.

Appointment Duration

  • You’ll find the estimated duration in your confirmation email. Most appointments range from 1 to 5 hours depending on the size of the property and the services scheduled.

  • If the homeowner will be present, please share the timing details with them in advance. If you need us to keep the appointment short, let us know—we may be able to send multiple team members to help speed up the process.

People At Appointments

  • Whenever possible, it’s best if the property is vacant during the appointment. This allows us to stay focused and creative, while also helping us stay on schedule.

Cancellations and Rescheduling

  • We don’t charge cancellation or rescheduling fees as long as we’re notified before our team arrives.

  • If we show up and are unable to complete the shoot due to issues beyond our control, there is a $100 cancellation fee.

Twilight Shoots

  • Twilight sessions are scheduled to begin 20 minutes before sunset and typically last one hour.

  • Please have all interior and exterior lights turned on and blinds open prior to our arrival.

After the Shoot

  • Editing Process: Our photographer passes all files and notes to our editing team, allowing us to deliver polished content while keeping our shooting and editing timelines efficient.

  • Revisions and Re-shoots: We want you to be fully satisfied with the final result. Let us know if anything needs to be revised—we’re happy to help.

  • Photoshop Edits: If you’ve added the unlimited Photoshop option to your appointment, we’re able to handle nearly any item removal or adjustment in post-production—no extra fees, no surprises. This allows us to focus on capturing the space as-is, knowing we can fine-tune the details afterward.

  • Delivery Times:

• Photos, floor plans, and 3D tours are delivered by the next business day.

• Videos are delivered within two business days.

• For Friday shoots, content will be delivered on Monday unless Saturday delivery is specifically requested.
